In December 2017, prices of owner-occupied houses (excluding new constructions) were on average 8.2 percent higher than in the same month last year. The price rise was the same as in the two previous months, when the highest increase in almost 16 years was recorded.

With the December figure, Statistics Netherlands (CBS) can also produce the annual figure: in 2017, house prices were up by 7.6 percent on average relative to the previous year.

This is according to the price index of owner-occupied houses, a joint publication by Statistics Netherlands (CBS) and the Land Registry Office (Kadaster). The price index owner-occupied houses (excluding new constructions) is one of the inflation indicators incorporated in the price dashboard.

Prices 23 percent up from dip in June 2013

In August 2008, house prices reached a record high. Subsequently, they fell to a low in June 2013. Since then, the trend has been upward. House prices are currently still more than 3 percent below the record level of August 2008 and on average 23 percent higher than during the price dip in June 2013. The average price level of owner-occupied houses in December 2017 was about the same as in July 2007.

Number of house sales continues to grow

According to figures released last Wednesday by the Dutch Land Registry Office, 26,398 houses were sold in December. The total number of houses sold in 2017 was 241,860, representing an increase of almost 13 percent compared to the same period in 2016.
