London Marathon 2016: from Woolwich to Westminster, the average price of renting along the route

Between the first station on the London marathon route and the last, there's a jump of almost £500 in average rental costs...

The London Marathon's 26.2-mile route weaves around the capital's most famous landmarks.

Recent reports have revealed that property prices along the route have risen by an average of £100,000 in a year, with average prices now at just over £700,000.

Rental prices differ drastically, considering there is only 10 miles between the first and last station for the runners, from Woolwich in the east to Westminster in the west.

With rooms renting for an average of £693 a month, Woolwich is the cheapest area along the marathon route, according to the latest report from house-sharing site weroom.com.

Just 11 miles south-east of central London, house prices here are rising rapidly ahead of the opening of the high-speed Crossrail link - the Elizabeth line - in 2018, but renters can still find value.

The next stop on the route, Greenwich, made headlines this year for being the fastest place to sell a home in London. With an average price of £856 a month for a room, and good commuter links, it's a popular spot with renters, too.

Across the river, and slightly further west, Crossharbour has the second lowest average rental prices on the route, with rooms available for £742 a month.

Near the amenites of Canary Wharf, and with good links to the City and the West End, a 46-storey 'twisting' skyscraper is set to be completed in Crossharbour this year, adding residential interest to E14.

Dubbed the 'Covent Garden of the East End', Wapping's new waterside hotspot at London Dock is bringing 1,800 new homes to the area and an arts and shopping quarter. The average price of renting a room in Wapping is £843 a month and, as further regeneration takes hold, the district just east of Tower Bridge could be about to take back its place as the best address in Docklands.

Waterloo and London Bridge are busy commuter hubs, where those working in London abandon the city for the suburbs and beyond, but recent developments between these stations has created walk-to-work homes that have become rental hotspots for professional singles, couples or sharers. Rents are at their highest near the river or London Bridge and Waterloo stations, getting cheaper towards the Elephant and Castle.

It's no surprise that the most expensive area along the marathon route is the furthest west - Westminster.

Westminster was once popular with politicians as a place to live as well as work, but since the expenses scandal strict limits on what can be claimed in mortgage and rental costs has forced many MPs out of the area.

Step away from the landmark World Heritage buildings and the crowds of tourists and discover peaceful cathedral precincts, some of London’s finest Queen Anne and Georgian houses and perhaps discover somewhere to call home.
