Twickenham house prices could rise by more than £200,000 if Crossrail extends to the borough, according to an online estate agent.

The average house price in Twickenham is £506,930, which has seen an 87 per cent increase in the past 10 years.

But, with Crossrail 2 potentially linking to the town, there could be a rise of £202,772 by 2020 - an increase of 40 per cent.

In Hampton Court, the average house price would rise by £144,975, having already risen by 45 per cent since 2004.

The predicted increase is particularly high for Twickenham but will also affect neighbouring London and Surrey boroughs.

If Crossrail 2 connected to Kingston, the average house price would rise by 30 per cent to £462,826.

Surbiton and Chessington South could be included in the proposals and would see respective £132,262 and £96,445 increases by 2020.

House prices in Wimbledon, Epsom, Motspur Park, Clapham Junction and Tooting could all increase by more than £100,000 if included in the plans.

Russell Quirk, chief executive of eMoov.co.uk, said: "The London market is currently cooling however there are still pockets of the capital and south-east which represent fantastic opportunities for property investment.

"Crossrail locations can expect significantly elevated increases in prices in the coming years compared to non-Crossrail areas."

Last month, Transport for London produced three options to build a new overground station at Old Oak Common to link it to Crossrail and proposed HS2 services.

London Assembly member Stephen Knight said the proposed transport hub at Old Oak Common could benefit Richmond residents.

He said: "This consultation highlights the wide-ranging benefits of investment in Crossrail and HS2, which will improve transport connectivity for many people, including those of us in Richmond wanting to travel on HS2 north or to destinations along the Crossrail route."
