The cost of a typical home is now at a new peak of £266,013 after a £2,326 hike in May.
However, if the soaring London property market is taken out of the equation, the average prices across England and Wales have risen just 6.3 per cent in the last year to £221,212.
The latest LSL/Acadata House Price Index also shows a cooling in the market, particularly in London, where 12 boroughs saw prices drop in April.
This included the City of Westminster, which had the largest monthly drop of 2.9 per cent.
